Home Inspections.....

do I need one?

Home inspections are like a safety net when purchasing a home whether it is a new build or a 50 year old home.  You should not rely on your REALTOR for their opinion on if the furnace looks like it's in working order, it the roof needs replaced, etc.  A qualified, certified Home Inspector will check out structural, mechanical, electrical elements of the home you want to purchase and give you a written and verbal report for a fee (non-refundable) but this will help you to decide whether you wish to go forward in the purchase or perhaps withdraw your offer due to an unsatisfactory inspection.  A home inspection can also help in negotiating with the Seller with items that need to be repaired or replaced.  A home inspection will also include a pest inspection and a radon inspection if you choose.  Although this is a fee that is non-refundable to you, it will give you a peace of mind regarding the condition of the home you are purchasing.

Your REALTOR(R) will give you names and numbers of Home Inspectors for you to call and set up an inspection during which your Agent will also be present.

*A home inspection is not the same as an Appraisal.  The appraiser will determine the value of the home you want to purchase.
